Site visit The property is a detached bungalow situated in West Bradford. The proposal is for a rear dormer, projecting 4.8m from the highest part of the roof, and being 4.2m long. It will be 5.8m high at the highest point. There are minimal issues to consider with this development. There will be overlooking issues, however I do think it is minimal and not enough to justify a refusal. There are other rear dormers in the area, and what is proposed could be carried out under permitted development rights if there wasn't a garage in situ. There will be no loss of light issue. The size and design is acceptable. The dormer will not dominate the existing roof and it will fit in with the local area.
