No setback necessary as property is at the end of the row and therefore no potential terracing effect. A property across the road (no.21) has a two storey side extension which is not setback. Main impact is on the properties to the side of application building. Sufficient distance away from the dwellings, main impact on rear gardens. I met with Mr Higham of 99 Waddington Road to view extension from his rear garden etc. Main impact is on garden as extension quite close. Ground floor window on rear extension is utility room (non-habitable) and there is also a new conservatory on the back. 10/02/2006 |
