The property is a detached bungalow with some 1st floor accommodation. It is in a rural area. The proposal is for the enlargement of an existing sunroom into a tiled roof extension with a glazed gable end. It is 4.8metres wide x 10metres, although it does fill in a space in between the kitchen and the lounge,. The design of the proposal is a pitched roof. The glazed gable is large and quite a significant change to the style of the house, although it is of a good design and would not appear detrimental to the local area. The other proposal is to demolish an exiting lean-to extension, and replace it with a longer extension, projecting 2.3metres and being 8.5metres in length. The design of this extension is in a render to match the existing and it will have a lead flat roof. This design is acceptable as it is to the rear of the house and not fully visible from a vantage point. As there is a problem with the levels, the roof can't be pitched; although I do not think it would cause a major problem if the roof is flat, as it is not easily visible There will be minimal overlooking/loss of privacy issues from the development as the neighbouring properties are at different orientations and levels and over 10metre away.
