The property is a true bungalow situated in a residential area within Whalley. The proposal is for a single storey rear extension, being 10m wide by 4m long. It will have a flat roof and be 3m high. There will be no windows in the side elevation, therefore reducing any loss of privacy issues. The size of the proposal will go across the complete rear boundary, however, it will not appear too large or be of a detriment to the surrounding area. Due to the proposal being single storey I have no issues with any loss of light to neighbouring properties. The only issues I have with the proposal are that the design is flat roof, which is not the most desirable design. However, due to it being at the rear, it will not be viewed from any vantage points and therefore would be considered acceptable. Having spoken to the applicant, a pitched roof would be more desirable to them, but due to the height of the bungalow, the angle of the extension on a pitched roof would be too low and not satisfy building reg's. 27/02/2006 |
