Site visit The property is a detached two storey house in Clitheroe. The proposal is for a single storey rear extension projecting 3.1metres from the rear boundary and being 5metres wide. It will adjoin the existing conservatory. The eaves height will be the same as the conservatory at 2.5metres and it will have a sloping roof, being 3.5metre high. The extension will have no windows in the side elevation, therefore reducing any overlooking impact. There will be minimal loss of light issues due to the house being detached and the proposal being single storey. The design and size is acceptable and poses no detrimental issues to the surrounding area.
