Site visit The property is two storey detached house situated in Clitheroe. The proposal is for a single storey rear extension, projecting 3.1metres from the rear elevation and being 8.3metres wide. It will have a sloping roof and will be 3.6metre high at the highest point. There is one window on the side elevation facing south, which will overlook a neighbouring property's garage, however the window to the garage is obscurely glazed. All other windows would not cause an overlooking impact. There will be minimal loss of light issues from the development as it is single storey and not in a close proximity to neighbouring properties. There is an existing conservatory, which will be demolished and the extension would cause less of an impact to the neighbouring property, no. 2 Butts Grove. The design is acceptable along with the size and the materials will be matching.
