The property is a semi-detached bungalow in Ribchester. The proposal is for a side extension, accommodating rooms in the roof space. The proposal will project 2.3m from the existing side elevation and will be 8.5m lone. It will be the same height as the existing roof following the same pitch and roof style. There is a pitched roof dormer proposed to the front elevation. The design of the proposal is acceptable; it will fit in with the area and will not cause a detrimental feature within the street. It will make the bungalows uneven, but I do not think this is a reason for refusal. The size is acceptable, there is no immediate side neighbours as their rear garden adjoins the side boundary. There will be minimal overlooking issues caused as the windows will be no nearer to neighbours than the existing windows. The dormer to the front elevation will cause minimal issues with regards to overlooking. There will be no loss of light issues to neighbouring properties and in summary I have no objections to the proposal. 13/04/2006 |
