The property is a detached two storey house on the outskirts of Clitheroe on a relatively new estate. The proposal is to demolish the existing conservatory and build a new single storey extension spanning the whole rear elevation of the house. The measurements of which will be: 3.1m overall projection from the rear elevation, the width will be 10.5m and it will have a part sloping roof, part pitched roof, the highest point being 3.6m. The size of the proposal is large, however in my opinion it will not cause a detrimental impact. The design is acceptable and in keeping with the local area. There will be virtually no loss of light to neighbouring properties. There could be an overlooking issues to the adjacent neighbour due to side windows, however I do not consider the impact to be great as there is an existing conservatory in place with clear glazing. The proposed would actually reduce the impact. There is also an existing 2metre timber panel fence. 13/04/2006 |
