The property is a semi detached dormer bungalow in Longridge. The proposal is for a flat roof single storey rear extension. It will be in an L-Shape and will be 4.7m long and 5.1m wide at the maximum points; 2.1m wide and 2.5m long the minimum points. It will be 2.56m high. There are minimal amenity issues to consider with the proposal. An overlooking impact is minimal as an obscure glazed window is proposed on the neighbouring boundary with no.8. There would be no loss of light issues. The size is an acceptable form of householder development. The main issue is the design, being a flat roof. However, due to there being a flat roof garage to the front of the property and an adjacent flat roof extension, the design of the proposed will not form a detrimental impact. A pitched roof could be incorporated into the scheme, however I think this will cause more of an impact than the proposed, as the proposal would not be viewed from any vantage points and would almost fit in with the area due to the existing flat roof garages and extensions. 19/05/2006 |
