Site visit The property is a detached bungalow in Ribchester. The proposal is for a single storey rear extension, that will infill the existing rear elevation. It will project 2.9m from the rear elevation and will be 5.1m wide. The height of the extension is proposed to be 3m with a flat roof.In terms of neighbouring amenity, there are minimal issues with the development. It will not pose any overlooking or loss of privacy issues. The design is not satisfactory being a flat roof. After speaking to the applicant, he confirmed that it would be very difficult to accommodate a different roof style due to the layout of the previous extensions. I understand this comment, and do not think that there would be a reason for refusal as it is the rear and will not be viewed from any vantage point. The size is acceptable and materials will be matching.
