The property is a semi detached two storey house in Clitheroe. The proposal is for a replacement detached garage, being 7m long, 4m wide and 3.5m high at the apex of the pitched roof. It will replace an existing smaller, garage.The proposal will be built adjoining the neighbouring boundary, as is the existing garage, however it will be positioned further back towards the rear of the garden. There will be no loss of privacy caused as there are no windows to the side elevation of no. 25, and there is a suitable distance between no 21 to cause minimal impact.There will be minimal loss of light, as the garage is in situ and it is single storey. The design and size of the garage is acceptable and will cause no detrimental impact to the surrounding area. 12/06/2006 |
