The site is a farm unit, with an ancillary use of maintenance, refurbishment and fitting and repair of shotguns. The application is retrospective for the retail sale of shotguns, firearms, clothing and accessories. The location is out of the centre of Clitheroe, however, it would be classed as within walking distance complying with Policy S2. Although the type of sales at the site would not encourage walking to the site as firearms are being sold. The service provided by the applicant is the only retail service of this type in the borough, which will encourage shoppers to stay in the area, reducing the need to travel out of town therefore encouraging sustainability. There is minimal detriment to the surrounding residential amenity caused by the retail element. There is sufficient parking to accommodate the retail sales and no neighbours in close proximity. 15/06/2006 |
