The property is a detached bungalow in Mellor. The proposal is for a single storey rear extension to replace the existing conservatory. It will project 5.5m from the rear elevation, which is approx 1m longer than the existing conservatory. It will be 3.25m wide and will have a 3sided end. It will be 3.55m high at the highest point, with a pitched roof. The proposal has windows on the side elevation facing no. 100. These could cause an overlooking impact, however there are fewer windows in the proposal than the existing and therefore the impact would be reduced, and no. 100 has no side windows. There would be minimal loss of light as there is a garage to the side boundary of no.100 with no windows. There are fields to the rear and there would be no impact caused towards no. 96. The design and size is acceptable. 06/06/2006 |
