The cottage is a stone built semi-detached building on the top of Longridge Fell, at Kemple End. It is the AONB. The proposal is for a rear conservatory projecting 3.2m from the existing elevation and being 3.2m wide, with a 3 sided front.The proposal is close to the neighbouring property, however is not on the boundary. It would not pose any loss of light issues, although it could pose an overlooking issues, as the neighbouring property has a rear conservatory with clear glazed windows. Although, the insertion of obscure glazing on the neighbouring boundary elevation of the proposal could alleviate the problem, I do not think it is necessary as the overlooking impact would be minimal and is caused partly by the neighbours conservatory. The design is acceptable, even though it is in the AONB, I do not think there will be a serious detrimental issues if the application is approved. The application follows a previous application for a conservatory situated on the side elevation of the house. There is an existing mature tree in place, which would be damaged if the conservatory was built in the location approved. This application is amending the location of conservatory, so as to save the tree. 23/06/2006 |
