The property is an end terrace situated on the outskirts of Longridge. The application is to build a single garage being 7.2metres x 5.2metres, with a pitched roof being 4.3metres high at the apex. It will be built in random stone with a slate roof, similar materials to the house. The proposal also changes the use of approx 178m² of agricultural land to domestic, increasing the residential curtilage. The garage proposed is a standard acceptable single garage size. It will be built in random stone with a slate roof, which is in keeping with the area. In my opinion the size of the garage is acceptable and would not detriment the surrounding area and the existing house. There is a mixture of buildings around the area of differing shapes and sizes and there is no set style. It will fit in with the existing house. There is sufficient turning space to accommodate for two cars, which will not cause a highway safety issue. The change of use of the land is proposed for the main reason that the applicant has no rear amenity space and the extension of curtilage would allow a garage and small garden area. The development would meet the requirements of Policy H12 as the property is close to the settlement boundary and it would not cause visual harm to the landscape. It would follow an obvious boundary line, being in line with the existing hedge, and following the rear elevation of the house. 23/06/2006 |
