Site visit The dwelling is a previously converted restaurant, which is situated in Ribchester. The proposal is for a double garage to be situated on the existing car park, to the west of the house. The size of the garage is proposed to be 6m square, with a pitched roof, being 4.2m high at the apex. The main issues to consider are the design and size, location and the flood risk. There are no close neighbours, thereby reducing any neighbouring amenity issues.The design is acceptable and in keeping with the existing house. The size is acceptable as a standard double garage. It will not look out of place within the street, or compared to the existing property. It is situated back from the road, and it would not form an incongruous feature. The main issue is the associated flood risk, as there is a stream, which runs adjacent to the house, which is prone to flooding at least once a year.
