Site visit The application is for a detached garage to replace a garage in a dilapidated state. The proposed garage will be built on the same footprint as existing, and so will be 10.6m long, 4.2m wide, with a pitched roof being 3.3m at the apex. External materials will be stone coloured render with grey roof tiles. The proposal will cause minimal loss of amenity issues. There are no close neighbours and there are no windows proposed in the garage. The design is acceptable and will appear more aesthetically pleasing than the existing. The size is substantial, however as there is an existing garage in situ, it will cause minimal impact.
