The property is a mid terrace in Ribchester. The proposal is to demolish an existing conservatory and toilet block, and erect a new conservatory in place.The conservatory is proposed to be 4.7m wide and 2.7m projection, with a sloping roof being 2.8m high at the highest point. As the proposal does not require planning permission the main issues to consider are the design and impact on the conservation area. The design is acceptable and a regular design for a conservatory, being PVC framed with a polycarbonate roof. As there is an existing conservatory in place, there is a precedent set for the PVC framed conservatory, casing minimal impact on the Conservation Area, as it is to the rear. The demolition of the toilet building and conservatory will cause minimal impact. It does not contribute to the conservation area, and is currently become obsolete in use. 31/07/2006 |
