The property is a two storey semi-detached house in Clitheroe. The proposal is for the demolition of the existing garage and the replacement of a new garage with incorporated utility room and toilet, and a front porch. The garage will now be attached to the house and will project 3.9m from the side elevation and will be 5.1m long. To the rear the utility room projects less than the garage, being 2.8m from the side, and being level with the rear elevation of the house. The roof is proposed to be hipped, similar to the roof of the existing house. The front porch is proposed to project 1.4m and is to be 4.6m long, with a hipped roof. There are minimal issues to consider with the proposal. There would be no neighbouring impact as there is an existing garage in situ. The design and size is acceptable and would create a better designed extension and garage than existing. 23/08/2006 |
