The property is a semi-detached dormer bungalow. The proposal is for an extension to the side of the property creating a garage and utility room at ground floor level with a front and rear dormers above creating a bedroom and ensuite. The extension is proposed to project 4m from the existing side elevation and be 8.6m long. There would be minimal neighbouring impact with the proposal as the property is on a corner plot and therefore all neighbours are an adequate distance away. The size is acceptable and would cause no detrimental issues to the existing house or street. The extension is not proposed to be set back from the front elevation, however as there are no adjoining houses a terracing effect would not be created. Therefore the design is acceptable and I recommend accordingly. 06/12/2006 |
