Extension to north of no.2 Withgill Cottages therefore not going to block sunlight. The neighbour's living room window within close proximity of boundary faces east. Garden and east facing elevation would continue to receive light irrespective of proposed extension. Neighbour has not yet built two storey extension on east elevation approved under reference 3/02/0812. Possible concerns about overlooking from north facing side elevation towards The Old Granary with intervening trees. Have asked Agent to delete side windows at first floor and reduce amount of glazing to ground floor to minimise overlooking from french doors to neighbour. Design seems acceptable though it may be advisable to set extension further in from boundary so that it doesn't contravene BRE 45 degree test on loss of light in relation to neighbour's dining room window. 01/12/2006 |
