The property is a semi-detached dormer bungalow. The proposal is to demolish the existing detached garage and erect a larger garage with an attached building. The proposed size is to be 6.8m wide, 7m long and 4.2m high at the apex. The attached room is to be 4m square, being 3.4m high at the apex. The positioning of the garage is to be set back slightly from the footprint of the existing, so that it will be flush with the boundary treatments at the side and rear. The main neighbouring issue to consider is the height increase. The proposed increase is 1m, however due to there being a drive between the garage and the neighbours property, the impact would not be enough to warrant a refusal. There would be no loss of privacy due to the existing boundary treatments. The size, although substantial is acceptable and would not form an incongruous feature within the street scene.
