The detached two storey property is in a residential area, however does back onto open countryside. The proposal is for a two storey rear extension projecting 4.2 metres and being 3.6 metres wide. It will have a pitched roof and will pitch at the same angle of the existing pitched roof and then drop down after its highest point. The materials will be matching, i.e. facing brick and a tiled roof. The neighbouring property, no 16 is of a close proximity to no. 14, however due to the orientation (no.14 being north) there will be loss of light issues, however, in my opinion not large enough to refuse the application. As there is reasonable space between no. 14 and 12 there will be no loss of light issues with the development. Due to there being no windows at first floor there will be minimal loss of privacy issues with no 16. The ground floor side windows will be conditioned to be obsure glazed on the southern elevation due to the small 1metre fence. The design of the proposal is acceptable and in keeping with the house and the size of the proposal is large, but it will not be detrimental or cause and overbearing impact to the surrounding area. As the proposal is being set into the roof, a bat survey will be required. 17/02/2006 |
