The property is a detached farmhouse in Hothersall. It has an existing white uPVC conservatory to the rear elevation, which was erected at some point over 4 years ago without planning permission. The proposal is for a single storey rear extension to replace the conservatory. It is proposed to have a mono-pitch roof. It will project 3.7m from the rear elevation and will be 3.7m wide. The roof will slope up to meet the height of the existing roof, under the stone gutter. The minimum height will be 2.5m and the maximum height will be 4.4m. The proposal will have a stone plinth to match the existing and the rest of the elevations would be fully glazed, with wood frames to match the existing farmhouse. In terms of loss of light or privacy, there is no impact as there are no close neighbours. The main issue is the design and justification for the extension to the house. As there is an existing conservatory that is unsightly, the proposal would be a significant improvement. The design is quite modern; being fully glazed elevations, however due to the proposal resulting in the removal of the conservatory I think that in approving the application, it would improve the appearance of the house. 06/06/2006 |
