The property is a substantial detached house on the outskirts of Whalley. The proposals are for a two storey extension to the front and a conservatory to the side, although the house is orientated differently and the front of the house faces to the side.The two storey extension is proposed to project 8.3m from the existing elevation and will be 5.9m wide. It will follow the same pitch of an existing two storey element, but will project further forward. It will be approx 8m high at the apex.The conservatory is proposed to project 5.4m from the side elevation and it will be 4.9m wide. It is proposed to have a 3 faceted end, and will have a hipped roof being approx 5m at the highest point. There are no neighbours in a close proximity and therefore there will be no neighbouring amenity issues. The main issues are the size and design of the proposals and the impact on the existing house.The proposals have been designed with the existing house in mind. The designs do fit in with the existing house and would not appear out of place. The size of the proposals is considerable, however it would not pose a detrimental issue to the existing house. The two storey extension will project forward of the existing, however it would not appear out of place or create a detrimental impact.The impact on the existing house would be large, however not harmful to the existing house. 26/07/2006 |
