The property is a detached house on the Brockhalls estate. The proposal is for a first floor extension over the existing garage to the front of the property. There would be loss of light to the front elevation of 43 Braddyl Court by the proposal, however after carrying out the BRE 45° rule, the horizontal plane would not over shadow over half the window and therefore the loss of light would not be enough to warrant a refusal. There would be no loss of privacy due to the windows in the elevation being obscure glazed.The design and size is acceptable and there would be no detrimental impact caused on the street scene. There is an existing gable at first floor level above the garage and the proposal would simply bring the gable closer to the road. It would not appear out of place due to the mixture of styles of properties within the estate and street. 17/01/2007 |
